Services We Provide:

Property Marketing:

  • Supply rental applications and all other documents necessary to meet California’s Landlord/Tenant Laws.
  • Post property vacancies to a variety of rental sites like Zillow, Hotpads, Craigslist, etc.
  • 24 hour placement of Rent City Property Management “For Rent” signs when homes are vacant.
  • Property showings 6 days a week.

Prospective Tenant Screening

  • Credit checks.
  • Verification and evaluation of past rental history.
  • Eviction screening
  • Employment status and income verification.
  • Unlawful Detainer checks.

Move-In & Move-Out

  • Preparation of lease agreements and addendums to provide legal protection against a variety of possible issues Owners may have.
  • Move-In and Move-Out walkthrough inspections.
  • Owners will be notified anytime their tenants give a 30-day notice.
  • Tenants are given guidelines and requirement list for return of security deposit.
  • Tenants are charged for any damages they are responsible for including anything above wear and tear, cleanliness, and unpaid rent.
  • Owners are contacted to explain condition of house and any repairs that may need to be done.
  • Property will be prepared for new tenants immediately after all maintenance and repairs are done and locks are re-keyed.

Regular Inspections

  • Regular walk through inspections.
  • Annual interior inspections of the house to look for any repairs that may need to be done.
  • Random drive-by exterior inspections to evaluate if tenant is caring for the home properly.

Manage Rent and Fee Collection

  • Collect rent and fees associated with rental agreement.
  • Notices and letters are sent out regularly to update or alert tenants of past due bills or fees they are responsible for.
  • Fully computerized and detailed monthly statements accounting for all income and disbursements.

Utility Billing Management

  • Our utility management service allows owners to sit back and collect their profits after Rent City deducts property utility costs and bill tenants for utilities they are responsible for. 
  • These utility deductions and receipts are documented and accessible in the owner’s portal.

Repairs and Maintenance

  • Close relationships with reliable vendors who provide excellent work.
  • Maintain thorough records digitally that tracks and documents history of all maintenance on every property. These documents are attached to owner packets to ensure thorough representation of all work done by us.
  • Ensure all maintenance is done in a timely manner.
  • Charge tenants if damages are made by tenants.

Owners Portal:

  • Owners can access their monthly reports that include owner statements, cash flow, general ledgers, cash flow detail, and paid work orders online in the Owner’s Portal.
  • Owners can request more specific reports to be included in their monthly packet including reports for accounting, leasing, transaction reports and many more.
